It's worth considering what to watch out for and consider when modelling a home beforehand. Below are ten tips to help you along!

 

  1. While you don't want to throw money away, don't try to cut corners when it comes to budget. It's better to pay a little more and have things work as they're supposed to, than have something go wrong and pay more in the long run.
     
  2. Always consider any changes you make in the context of the surroundings. How does your project fit the surrounding environment and the house as a whole?
     
  3. Consider how the project will be viewed by residents, visitors etc. and how they will interact with it. Is it functional as well as attractive?
     
  4. It's always worth getting references on whoever comes to do the job. If they have a chequered history, it's always better to know before they've started work!
     
  5. Try not to be too hands-off. Keep an eye on the progress of the project, and be aware if anything is going astray, so as to prevent any nasty surprises further down the line.
     
  6. Try to split the project into stages to be completed. This will make organisation easier, as well as provide valuable markers to show progress taking place, and make it easier for you to identify where things are time-wise.
     
  7. Plan as much of the project as possible before work begins. To fail to plan is to plan to fail!
     
  8. Always assume that things will take longer than you expect, and include this in the planning pr ocess. Setbacks are inevitable.
     
  9. Directly related to 7. Try to stick to the original plan rather than improvising or getting pulled off-course.
     
  10. Do as much research as you can regarding the law and any approval you may need to get regarding your project. The larger the project, the more important this becomes. This should ideally be known before the project begins!
